Yep. When I left LA 25 years ago I was paying more rent for half the room as I am now in NC.

That's why I'm looking at the suburbs, and by that I mean somewhere probably 100 miles or more away given the gentrification of even the so called "non LA" cities and towns. I guess if push comes to shove, there's always San Diego and the in-laws, but it's going to make a heck of a drive to media/production job in LA. Or, well, whoever and wherever hires me.

If you're a young person...take it from someone who spent over a decade in the Major Film and TV business...get the f*ck out of that industry as quickly as you can. It's an absolute Soul Destroyer. Go out and start your own (unrelated) business...chances are in 5 years time you will be much better off than you would be had you stayed in the film biz.
